

Sales Process
When you arrive at the development you are greeted, registered, made to feel at home and offer you a refreshment.
We then ask a few questions to establish what it is you may be looking for, a price range you feel comfortable with, beachfront or ocean view home-sites.
Once we have established what you desire, we will give you a wall-map tour of the home-sites we have available. When you get an understanding of what is available to you, we will then take a physical tour of the lot or lots you're interested in.
When you have chosen your perfect home-site, it’s back to the office to prepare a worksheet to give you the exact costs of what you have chosen, so there are no hidden costs.
If the numbers seem comfortable to you, and everything is agreeable, we then get a deposit and set a closing date for completing the transaction.
We then apply for the Escrituras (Title Transfer) at the Notary’s office so that on the day of the closing the paperwork will be ready for signature, title and money to change hands. At this time application is made for the Fideicomiso (Bank Trust ).
The “Notario Publico” (Public Notary) is a government-appointed lawyer who processes and certifies all real estate transactions, including the drawing and review of all real estate closing documents, thus insuring their proper transfer.
It is very important that at least one week before the appointment with the Notary the buyer provide copies of the following documents to the sales office:
• 1. Copy of an ID
• 2. Copy of the FM3 or the FMT form
• 3. The signed Fideicomiso application
*NOTE: At the Notary’s office the buyer will bring the same documents, but this time, the originals.
The registration of the Fideicomiso will take approximately 1 to 2 months. We are then available to you anytime you may have a question or require help with anything to do with the Development.
